Employee-owned Kitchell is seeking an experienced and dedicated Construction Project Manager to join our Central California region in San Luis Obispo and build a long-term career at one of the most innovative and growth-oriented Construction Services companies in the United States.

Overview

Providing PM/CM services on a large multi building campus with project variety in both size and scope while ensuring the projects are on budget, schedule, and the design fits the requirements for the contract. This is a client facing positions with direct reports at the project site.

Responsibilities

  • Responsible for overall strategy and implementation of a projects
  • Manage the procurement phase and development of RFQs and RFPs
  • Design management and managing client user groups
  • Oversight of contracts, drawings, estimates, and specifications to ensure relation and compliance to project requirements
  • Responsible for quality control and assurance of projects in design and in construction
  • Coordinate, direct, and monitor activities of contractors/subcontractors, engineers, architects, and related performing entities
  • Manage project controls, cost, schedule, performance activities, and procedures required by the client
  • Conduct project meetings and provide documentation, administration, and tracking of relevant information Ensure contractor, architect, engineer, will adhere to contractual requirements on areas of safety, performance, project staff, and equipment
  • Provide management of project logistics, organization, and safety
  • Ensure project closeout to obtain guarantees, warranties, and related provisions for final project delivery to the owner
  • Responsible to manage a team of direct reports
  • Perform other duties as required to ensure project success Requirements

    Education and Experience
    • Bachelor's Degree in Engineering, Construction Management, Architecture, or equivalent is preferred
    • 5 or more years of experience as a Construction Project Manager preferred
    • Prior PM experience on Student Housing construction Projects is strongly preferred Knowledge and Skills
      • Clear understanding of project schedules and budgets, monthly updates and forecasts
      • Experience with the Department of the State Architect (DSA) projects is preferred but not required
      • Experience with the Design Phase in the Education sector highly preferred
      • Strong oral and written communication skills are required
      • Knowledge and application of construction estimating, cost, project controls/scheduling, documentation, engineering/construction principles, techniques, materials, applications, and practices are required
      • Strong computer skills and familiarity with Microsoft Office Suite products, and experience with project related systems such as Procore, and Primavera are required
      • CCM credential is highly preferred

        Work Environment

        While performing the duties of this job, the employee must regularly work in an office and or construction environment. Conditions regularly include exposure to outdoor elements, hot/cold temperatures, wet conditions, noise, atmospheric conditions, and cramped quarters. The noise level in the work environment is occasionally loud.

        Physical Requirements

        While performing the duties of this job, the employee must regularly sit, stand, walk, talk, or hear and use hands to finger, feel and handle; frequently reach with hands and arms; occasionally climb or balance and stoop, kneel, crouch or crawl. Specific vision abilities required by this job include close vision, distance vision, depth perception and ability to adjust focus. Must frequently lift and or move 10 pounds and occasionally lift and or move up to 50 pounds.

        Travel Requirements

        This position is site based at the client campus location in San Luis Obispo, CA.

        The annual base salary range for this role is currently $95,000 - $125,000. The Company's salary ranges are determined by role, level, location, and alignment with market data. Individual pay is determined through interviews and an assessment of various factors, including job-related skills, relevant education and experience, abilities of the applicant and equity with other team members. The annual base salary range listed here is subject to change at any time, in the Company's discretion, and does not alter in any way the at-will nature of the employment relationship.
